Just this week I visited with an investor who is looking to maximize his return on a sale of his oceanfront condo in Palm Beach and I also helped tenants put in an offer on a beautiful four bedroom rental single family home in Wellington.
Having worked with both landlords and tenants, I understand how to attract the best tenants, get the best deals by presenting the important features to my audience and maximize the benefits for my customers.
Whether representing a landlord or a tenant, it is important to get all of the relevant information ready as quickly as possible.
This means knowing what you need and clearly disseminating the information to the parties involved.
No matter which side of the transaction you are representing, prospective tenants will need to be able to gather the following information, at a minimum : credit scores; pay stubs; eviction check; background check; pet information such as weight, breed, shots, etc. and other documentation for identification.
The landlord will need to review prospective tenant information in order to make an informed decision and many associations will check as well prior to approval.
My tenant customers were able to quickly gather their information and that enabled us to swiftly make an offer on just the right home for them in a competitive rental market.
Understanding the current market and knowing how to best navigate the market situation allows me to negotiate favorable terms for my customers and maximize the return for investors.
